Pipeline
The pipeline is the table of active business: one row per property, from the first conversation to a signed contract.
Columns
| Column | What it holds |
|---|---|
| Property | Address and area |
| Stage | Where the property is now |
| Price | The working price, formatted for the market |
| Next step | The single next action, in plain words |
| Date | When the next step is due |
Stages
Stages are colored so the table can be scanned without reading every row:
- Active — live on the market and being shown.
- Pre-list — preparation, photography, pricing conversations.
- Coming soon — agreed but not yet public.
- In contract — offer accepted, working toward closing.
The summary line above the table gives the total — for example the number of active listings and their combined value.
How to use it in a morning
- Sort the eye down the Date column for anything due today.
- Read Next step on each of those rows. That is the action, not the status.
- Move anything that needs you into Needs you on the schedule.
Read-only
The pipeline is a read model. Stage and price come from the sources that own them — the MLS for listings, the project records for construction. Editing a listing happens in the MLS, never here.
